We take the information from the consultation and create a bespoke agreement. This will include a guaranteed monthly rent period of 3 to 5 years and outline of the refurbishment that Heja Properties will undertake. Cosmetic refurbishment is done at Heja Properties’ cost, just part of the benefit of working with us.
At the end of this stage, you will now have a hands-off and passive revenue experience with your property.
We conduct viewings with our professional clients, including working with agency and contracting companies in healthcare, nursing, construction and the emerging marine energy sectors to meet their placement needs. We ensure tenants are vetted and referenced to ensure the best tenants are housed in our properties.
This is where we come into our element. We manage the day-to-day operations and maintenance requirements of the property. We ensure all bills are paid, from utilities to council rates. We undertake fortnightly professional cleaning of all common areas, allowing for the cleaners to report any issues before they become problems. Each month we run a fire safety check of all alarms and sensors. We also install key boxes to ensure tenants are never locked out of their room.
We haven’t mentioned paying you in this section because that is setup as a direct debit when we sign the agreement. One less thing you need to worry about.
At the end of the agreement, we have several options. We may already have an option to extend in the initial agreement or you may be looking to sell. We will work with you to deliver what is right for you at the time. If you decide to end the agreement, we simply return the refurbished property back to you.
